What we do not do, so you know what to expect
DealWise does not produce a lender package. There is no generated document with your logo on it, and that is deliberate for the same reason we do not generate a broker opinion of value: anything going out under your name has to be checked line by line anyway, and checking takes about as long as assembling.
What you get is the substance — the coverage figures, the working model, the rent roll and the abstracts — and you send whatever your lender actually asked for, which is rarely the same thing twice.
The exports are spreadsheets. They are not ARGUS files, and if your lender requires one, that is a real constraint worth knowing early; it is written up on the ARGUS comparison.

What should I send a lender?
The coverage figures, the cash flow model they rest on, the rent roll, and the lease abstracts behind the rent roll. The last one is what most borrowers leave out and it is the one that shortens the process, because it answers the questions the credit analyst was going to ask next.
Does DealWise generate a lender package?
No. It exports the working files — the cash flow as a spreadsheet with its formulas, the rent roll, the abstracts and your inputs. You assemble and send what your lender asks for. A generated package is one you would have to check line by line before it went out under your name anyway.
Why does it matter where the NOI came from?
Because the lender is going to test it. A coverage ratio computed on an NOI somebody typed into a box cannot be defended when they ask how it was derived, and the answer arriving three days later by email is how a credit process slows down.
What format are the exports?
Spreadsheets and CSV. The cash flow exports as a working file rather than a flat dump, because the person who asks for your model expects to change a cell and see what happens. They are not ARGUS files and we do not claim they are.
Can I send a lender something before I have all the leases?
You can, and the model will tell you what it is missing rather than filling the gap silently. Sending an incomplete package with the gaps marked is a much better position than sending a complete-looking one built on assumptions you did not flag.
