DealWise AI – Privacy Policy

The Platform uses artificial intelligence models operated by a third-party provider under a commercial agreement to generate analytical insights and to read the documents you upload. These models are not run on DealWise infrastructure: the relevant content is transmitted to that provider and processed there. Under that agreement your content is not used to train the provider's models.

What is sent depends on the feature. Reading a lease, an operating statement, an offering memorandum or a comparable-sale sheet sends the text of that document, and for scanned files the file itself. Generating a deal analysis or a listing price opinion sends the figures derived from your rent roll and deal inputs — which include tenant and guarantor names, any credit rating or internal grade you have recorded against them, and lease dates. Running a tenant risk analysis sends that tenant's details on their own, from your records rather than from any document.

DealWise AI may use aggregated and anonymized data to improve system performance. We do not sell identifiable financial modeling data.

DealWise AI may also publish aggregated, anonymized insights and market research derived from Platform data — for example, how far the cap rates stated in offering memoranda sit from what the underlying rent rolls support. Anything published this way is aggregated across many properties and stripped of anything identifying a user, a property, a tenant or a transaction. We will not publish figures traceable to any individual deal, and we do not sell this data.

Users may upload financial and real estate documents to the Platform.

DealWise does not claim ownership of uploaded documents.

Users are responsible for ensuring they have authority to upload and use such materials.

Uploaded content is stored electronically and, to provide the analysis features, the text and in some cases the file itself is transmitted to the artificial intelligence provider described in section 3. This includes lease documents, operating statements, offering memoranda and comparable-sale sheets, together with any third-party information they contain.

Because uploaded documents frequently contain information belonging to tenants, guarantors, sellers and other third parties, users are responsible for confirming that their own obligations permit disclosure to a service provider of this kind before uploading.

DealWise relies on established service providers to run the product. Information reaches them in the ordinary course of doing so:

An artificial intelligence provider, which receives the contents of documents you upload and the deal figures used to produce an analysis or a price opinion, under an agreement that does not permit training on your content.

A payment processor, which receives your email address and billing details. DealWise does not store full card numbers.

A mapping and address-lookup provider, which receives a deal's address as you type it and the locations of the deals shown when you open the map. It receives no rent rolls, figures, or documents.

Authentication and file storage, application hosting, email delivery, and error monitoring providers, each receiving only what that function requires.

Subscription payments are processed by a third-party payment provider.

DealWise does not store full credit card numbers.

Payment providers may collect and process billing information in accordance with their own privacy policies.

We do not sell personal information or identifiable financial modeling data.

We implement reasonable administrative, technical, and organizational safeguards to protect information.

However, no electronic system can be guaranteed to be completely secure.

Users acknowledge that data transmissions and storage involve inherent risk.

Users may request account deletion subject to operational and legal requirements.

Certain data may be retained for legitimate business or legal purposes.

The Platform may use cookies, analytics tools, and similar technologies to understand usage patterns and improve functionality.

Users may adjust browser settings to limit cookies, though some features may be affected.

The Platform may integrate with third-party services including payment providers, analytics tools, and cloud infrastructure providers.

These services operate under their own privacy policies.

You can connect your DealWise account to an AI assistant, such as Claude. When you approve a connection, that assistant can read your deals — their names, addresses, prices, rent rolls, the figures DealWise derives from them and any price opinion — whenever you ask it to. Once your information reaches the assistant, it is handled under that assistant’s own terms and privacy policy, not ours. A connection can read your account and, when you ask it to, start a new deal in it with the basic details you give it (its name, address, property type, price and size), for you to add documents to. It cannot change or delete anything already in your account. You can remove a connection at any time in the assistant’s settings.

The Platform is not intended for individuals under the age of 18.

We do not knowingly collect personal information from minors.

DealWise AI may update this Privacy Policy from time to time.

Continued use of the Platform after updates constitutes acceptance of the revised policy.
