MRI ProCalc alternative

ProCalc has modelled leases since 1992 and is very good at it. Its own page tells you to enter the data one time — and that is the sentence this comparison turns on.

The short version

MRI ProCalc is a specialist lease-economics tool with three decades behind it. Its page describes cash flows on a “pre-tax, post-tax, GAAP or P & L basis”, goal seeking, sublease to an “unlimited number of subtenants”, multi-currency, and comparing “up to eight deals on a single page”. It is “a trusted solution since 1992”, used by “Fortune 500 corporate real estate executives, brokers and landlords”. That is a serious product and this page is not going to pretend otherwise.

The sentence worth sitting with is this one, from their own page: “Enter the data one time and the software automatically creates a pre-tax cash flow, post-tax cash flow, GAAP analysis and a P&L analysis.”

Everything after “enter the data” is excellent. The work is all before it — reading a 60-page executed lease and four amendments and typing the terms in correctly. ProCalc does not claim to do that part, and it is the part that takes the afternoon.

MRI does do AI abstraction. It is a different product.

This deserves stating precisely, because the lazy version of this page would say “MRI has no AI” and that would be false.

ProCalc’s lease analysis page describes no AI, no document reading and no abstraction anywhere in its own content. But MRI Contract Intelligence is a separate MRI product whose headline is literally “Lease Abstraction Software”, marketing “AI-powered lease abstraction” that will “Extract key dates, financials and obligations faster”.

So MRI has both halves of the job. It just sells them as two products — and neither product’s page mentions the other. Getting the terms out of your leases and modelling what they are worth are, at MRI, two purchases, two implementations and two demo calls.

What ProCalc does that we do not

Thirty years of specialist lease economics buys real depth, and there is no point pretending otherwise: ProCalc models post-tax and GAAP bases, does goal seeking, handles multi-currency, and carries edge cases like blend-and-extend that changes rentable area and unamortised termination options. DealWise does none of those.

They are also the four things a buyer almost never asks us for. They matter to specialist tenant-rep work where the decision turns on tax treatment. They are not what makes an underwriting week slow — and none of them help with the part that does, which is that ProCalc cannot read your lease. Its own page tells you to enter the data one time.
