What Prophia does that we do not
Two things, and they are worth stating plainly. Prophia has a CRE expert audit each abstract, where DealWise is AI with the source clause shown beside every extracted term. And Prophia carries ongoing portfolio administration — stacking plans, critical dates, encumbrance tracking — which DealWise does not do at all.
Both are about administering leases you already hold. Neither tells you whether the building is worth buying, what the rent roll actually supports, or whether the cap rate in the offering memorandum survives contact with the leases behind it. That is the whole of what DealWise does, and none of it appears on Prophia’s site.
