DealWise AI has moved the starting point of an underwriting from a blank form to the documents a buyer was actually sent. Offering memoranda, executed leases, amendments and operating statements now attach to the deal they describe, and become the source the model is built from.
A lease is a contract. An offering memorandum is a pitch.
The change is not simply storage. What a document is determines what the software is permitted to do with what it says, and DealWise treats three categories differently.
Rent roll terms — suite, tenant, area, dates, rent and lease type — are contractual, and are proposed for review and then filled. Operating statement lines are reported rather than agreed, and are filled with the statement and period they came from attached. A seller’s asking price, stated cap rate and pro-forma net operating income are captured and displayed but never written as inputs to the model.
That last distinction is the one that does the work. A stated cap rate absorbed into a model cannot later be compared against it, because it has become the thing you would compare against.
Why the reading is the hard part
The modelling in commercial real estate underwriting is well understood and, once the inputs are right, fast. The slow and error-prone part is getting terms out of paper: a long executed lease, several amendments stacked on top of it, and an operating statement that may or may not agree with either.
Starting from the documents rather than after them is what makes a first pass on a marginal deal cheap enough to be worth running at all.
