DealWise AI has published the whole of its commercial real estate calculation toolkit on its website with no account, no email capture and no trial period. Fourteen calculators covering cap rate, net operating income, debt service coverage, debt yield, break-even occupancy, loan payments, internal rate of return, cash-on-cash return, tenant improvement amortization, percentage rent, loss to lease and lease comparison are available to anyone who loads the page.
They are not simplified versions. Each one calls the same calculation engine the paid product uses, so a figure produced by a free tool and a figure produced inside a live deal are computed by identical code.
A library, not a lead magnet
Alongside the calculators, the company has published underwriting guides for each of the four commercial asset classes it supports — multifamily, retail, office and industrial net lease — each worked end to end on a complete example property.
Every figure in those guides is computed by the production engine rather than written by hand, and each is checked by an automated test that fails if the number on the page stops matching what the software returns. The guides consequently include findings that are unflattering to conventional practice: that a retail anchor worth 49.4% of base rent can take 60.9% of it when co-tenancy clauses fire, that an office suite re-let at a $32 face rent collects $16.10 once concessions are counted, and that break-even occupancy — a standard metric — does not apply to a single-tenant building at all.
Why give it away
The company’s position is that the calculation is not the product. Getting terms out of leases, offering memoranda and operating statements is where underwriting time actually goes, and that is what the paid software does. A cap rate calculator is arithmetic, and charging for arithmetic, or trading it for an email address, is a poor use of a prospect’s patience.
The free plan follows the same logic: one complete deal, modelled exactly the way a paid one is, with no credit card required and no expiry.
