The platform is organised around one rule that shapes everything else: the rent roll is the system of record. Net operating income is always computed from the suites and the real operating expenses, and there is no field anywhere in the product for typing it in directly.
Why that rule matters
A net operating income figure that somebody entered by hand agrees with nothing and can be checked against nothing. Deriving it from the leases means every number downstream — cap rate, debt service coverage, the cash flow, the exit — traces back to a document rather than to a judgement made in a spreadsheet months earlier.
It also makes a comparison possible that is otherwise unavailable. Because a seller’s stated cap rate never becomes an input to the model, it remains an independent claim, and the distance between what a seller states and what the rent roll actually supports can be measured rather than argued about.
What it covers
