DealWise AI extends lease abstraction to full-length documents and amendment stacks

A sixty-page lease with four amendments is now read end to end, so a rent step buried in a third amendment is found the same way one on page two is.

FORT WORTH, Texas19 August 2026

DealWise AI has extended its lease abstraction to documents of any practical length. A lease and the amendments stacked on top of it are split into passages and read across all of them, rather than whatever fitted into a single pass.

The practical consequence is that a rent step introduced by a third amendment on page fifty-one is found the same way one on page two is. Reading only the base lease, or only as far as a length limit allows, is how a rent roll ends up confidently wrong — every figure internally consistent, and the schedule superseded by a document nobody got to.

Amendments supersede rather than accumulate

Because the stack is read together, an amendment that changes a rent schedule replaces the original rather than sitting beside it. Dates, rent steps, lease type, options, improvement allowances, recovery terms and guarantor language are all extracted, and each extracted value is displayed against the clause it came from with the page it appeared on.

The company does not publish an extraction accuracy figure. Its position is that showing the source sentence for every value is a more useful commitment than a percentage, because it makes verifying any single term a glance rather than a re-read.

About DealWise AI

DealWise AI is commercial real estate underwriting software for investors, brokers and operators. It is built on the principle that the rent roll is the system of record: net operating income is always derived from the leases rather than entered beside them, so every figure in a deal traces back to a document.
