Lease comps, and a check on the asking price

In-place rents measured against what comparable space actually achieved — and a separate read on what an asking price assumes.

What changed

Comparable leases can now be set against the rents already in your roll, adjusted for the differences that matter, so a suite priced above or below its market shows up as a number rather than an instinct.

Shipped alongside it: a check that works backwards from an asking price to the assumptions it requires. Not whether the price is fair, but what a buyer would have to believe about income and exit for it to clear.

Why it matters

Both answer the question worth asking before a week goes into diligence. A rent that is under market is upside you should be underwriting; a price that only works on heroic assumptions is a deal you should find out about on day one, not day thirty.

What it does not do

Comps are only as good as the set they are drawn from, and the adjustment is a model rather than an appraisal. The output is a comparison to argue from, not a valuation to rely on.
