What changed

Drop in the offering memorandum, the leases and their amendments, and the operating statement. DealWise reads them and proposes the property facts, the suites and each suite's rent schedule for you to review.

Every extracted term is shown against the clause it came from, with the page it appeared on, so reviewing a proposal is reading one line rather than re-reading the document.

Why it matters

This is the one that mattered most. Getting terms out of PDFs is where underwriting time actually goes, and everything else in the product is downstream of it — the cash flow, the debt tests and the verdict are all only as fast as the rent roll was to build.

What it does not do

What a document is determines how it is treated. Lease terms are contractual, so they are proposed and filled. A seller's asking price, stated cap rate and pro-forma NOI are captured and displayed but never written in as inputs — which is exactly what lets the software report the gap between what an offering memorandum claims and what the rent roll supports.
