Comparing lease proposals
Proposals ranked on what they actually cost, not on face rent.
What changed
Face rent is not comparable across lease structures. Free rent, improvement allowances and who carries the operating expenses all move the real number, so proposals are normalised to net effective rent and total occupancy cost before anything is ranked.
Why it matters
The higher face rent frequently loses. A proposal at $32 with six months free and a large improvement allowance can cost the landlord more, and the tenant less, than one at $28 with neither — and nothing on the face of either document says so.
